Todd Zuideveld

Todd Zuideveld founded TOIA Developments to do something straightforward — apply thirty years of senior development experience in his own right, with full accountability for every decision and every outcome.
His career spans masterplanned communities, residential subdivisions, large-scale grouped and multiple dwelling projects, and infrastructure development across Queensland and Western Australia. As Project Director, Todd has personally led the delivery of award-winning projects including a single development exceeding $500 million in value — bringing a career portfolio to more than $2.3billion across some of Australia's most complex and high-profile residential projects.
Holding a degree in Construction Management and Economics from Curtin University, Todd has operated at senior management level for eighteen of his thirty-plus years in the industry — leading multidisciplinary teams across the full development lifecycle, from due diligence and acquisition through to master planning, approvals, procurement, construction, and settlement.
TOIA is the business he has spent a career building the capability to run.
The Name
TOIA isn't an acronym or a brand invented in a workshop. It's a name — a conjunction of Todd and Maia, the two people this business was built around. Founded as a family venture in the truest sense, TOIA reflects a simple belief: that the best businesses are built on something real, with people who have genuine skin in the game and a long-term view of what they're building. That combination — institutional capability, personal accountability, and a family-held long-term view — is what makes TOIA different.
TOIA Developments is a privately held Australian property development company, founded in Queensland and operating nationally. The business was established to bring institutional-grade discipline and end-to-end delivery capability to a boutique development model — where every project is led personally by the founder and every decision is made with full accountability.
TOIA is actively identifying opportunities across South East Queensland, regional New South Wales, and key growth markets in Western Australia, South Australia, and Victoria — deploying capital where economic fundamentals, relationships, and opportunity align.
